Owner Planting Policy

Whereas, the Board of Directors of the West Cove "B” Condominium Association, is empowered to govern the affairs of the West Cove "B" Condominium Association pursuant to Article III of the By-Laws,
Whereas, there is a need to adopt specific rules regarding an owner’s personal request to install plantings (trees/shrubs),
Whereas, it is the intent that these rules shall be applicable to all Owners, and this resolution shall remain in effect until otherwise rescinded, modified, or amended by a majority of the Board of Directors,
Now, therefore, be it resolved that the following rules regarding “owner plantings” are hereby adopted by the Board of Directors:
1.
Select plantings with an eye to easy future maintenance;
2.
Select species that are compatible with existing habitat;
3.
Insure plantings do not interfere with maintenance of land (cutting grass, weeds, shrubs, trees etc.);
4.
When full size, plantings are not to come in contact with buildings which can become a potential maintenance problem from moisture, filled gutters, interference with painting etc.;
5.
Insure that passageways between/around buildings are maintained, considering the ultimate size of the plantings - not just when they are first planted;
6.
Insure there are no hindrances to adjoining properties, including keeping areas free for woodpiles where applicable;
7.
Where sight lines are involved from adjoining buildings, acquire agreement of the owners;
8.
Contractor should provide a replacement guarantee for one year;
9.
Proper watering must be maintained by contractor and/or owner to sustain plant life;
10.
Passageways must be left clear for all maintenance and service personal including propane deliveries;
11.
Do not provide any obstructions for snow removal;
12.
Installed/planted by an insured professional landscaper;
13.
Owners must understand that they are making an addition/ improvement to the Common Area and not to their own property. Once planted, the new items fall under the Board’s jurisdiction;
14.
Owners must submit a written request to the Board of Directors for approval;
15.
Approval is subject to any additional conditions as deemed appropriate by the Board of Directors.
